All Waterfront Properties in Cape Coral are Not Created Equal!

                                                      

Cape Coral Florida canals are beautiful, wondrous, and majestic. Owning a piece of Cape Coral waterfront property can be like having the deed to your own personal paradise. Before you sign any contracts, however, you should consult with an experienced Cape Coral real estate agent. While all waterfront properties may seem like an ideal place to live, some of them may be best left uninhabited.

Diversity of Cape Coral Canals

Some canals in Cape Coral are salt water, leading to the Gulf, while others are freshwater canals leading to small lakes (and perfect fishing holes). Each type will bring with it varying plant and wildlife, as well as different needs for seawalls. A seawall is simply a type of retainer wall that helps to protect the property against erosion from the water and waves. If you are looking at Cape Coral real estate off of a saltwater location, that property better have a concrete seawall or it's asking for trouble.

On the freshwater side, your retainer walls don't have to be made of concrete, although that is certainly a nice asset to have and worth a little extra on your offer. In any event, your Cape Coral real estate agent will be able to assess whichever type of erosion protection a property has-or doesn't have-and let you know whether that waterfront property is worth the investment or not.

Cape Coral Canals: Which is Right for You?

You might be surprised at just how different living on a freshwater waterfront property can be from the saltwater side. If you are passionate about fishing, then you may enjoy the freshwater option more, simply because of the vastness of deep fishing hole options. Then again, if you prefer deep sea fishing or own a larger vessel, your dream house may be on the saltwater side of Cape Coral canals. Generally speaking, however, either one is a wonderful choice. Either type of waterfront property offers breathtaking views nearly any time of day with a variety of wildlife and bird watching opportunities.

A Word About Sailing

                                    

If you intend to do any sailing, Cape Coral canals can provide excellent access to the Gulf just as long as you purchase waterfront property that has a throughway that can properly accommodate your mast height. Depending on your choice of property, canals with Gulf access may or may not need to pass through a lock or under a bridge.
