Step 4 - Find Out What Is Motivating The Owner To Sell

If you want to become a master negotiator, you should find out as much as you can about your prospective home and its current owners. Most importantly, you want to find out why the current owner is selling. Are they moving to another state? Did they recently divorce? These types of reasons can indicate that the owner wants a quick sale and would be willing to negotiate with you. However, if the owner has only put the house up for sale to see how much they can get for it, you can expect negotiations to be virtually non-existent.

Step 5 - Prepare For Negotiations with the Seller

A good negotiator is always prepared. Getting your head straight is the most important hurdle in this process. Leave your emotions at the door and use your common sense when negotiating. Choose a realistic price and do not waiver from it. Walk away if you can't get the price you want or if it is too expensive. Also, make sure that you have your finances in check. Your offer will be taken more seriously if you have taken the step to get pre-qualified for a home loan prior to negotiations.

Step 6 - Make a Realistic Offer

The worst possible thing you can do is make a low-ball offer on a home when it has been priced reasonably. The seller will become completely turned off and negotiations will cease. If you really want the home, make an offer that is within the value determined by the CMA and close to the asking price of the home. Also, be wary of competition for the home. Don't be lured into paying more for a property than what it is worth because of other potential buyers. There are other homes out there on the market that can be had for a fair price.
