How to Sell Your Home Fast and For the Highest Profit by Staging Your Bedroom.

Are you getting ready to put up your house for sale? Want to sell your home fast and for the highest profit? Studies prove that staging your home increases the selling price by as much as 7% and sells in an average of only 33 days instead of 5 months even in this poor real estate market. Whether it is a FSBO or you are using a real estate agent, this series of articles will help you adjust your existing home furnishings to appeal to the most buyers.

1) One goal in staging a home is to depersonalize and neutralize. Nothing is more personal than your own photographs. Remove them along with all but a few decorations. Leave no more than three items per surface. Take down any posters you might have on your walls.

2) Have you turned any of your bedrooms into an office, closet or storage area? Change it back into a bedroom! Buyers are looking for bedrooms and will pay much more money for them!

3) Painting your bedroom walls is one of the most beneficial improvements you can make, especially if the walls are white, blue or pink or a bold or dark color. Choose a neutral, light shade of cream, gray, or tan. If wallpaper covers any of the wall, by all means, remove it!

4) Make your bedroom feel big. Remove as much furniture as possible. If you have two dressers, by all means, remove one of them. If your home office is in your bedroom remove it. You don't want your buyers wondering about the purpose of the room or thinking you don't have enough room in the house. You want them thinking about what it would be like to live in your home.

 If you have chair railing, paint it white along with the baseboards and crown molding (if you have it). This will make your room appear larger.

Mirrors will also make a room look bigger. 

5) If your furniture is mismatched, strongly consider painting them all the same solid color so that they match. You don't want your buyers to be noticing your mismatched furniture. You want them to pay attention to the room.

 6) Change the placement of the furniture. Beds should be placed on the far opposite wall with the foot facing the door. Since it is a natural focal point, it will lead your buyers' eyes all the way across the room and make the room look a lot bigger. In addition, stand in the doorway to view the room as a whole and remove anything taller than three feet from your peripheral vision. Try different furniture arrangements and evaluate them from the viewpoint of the entrance to the room. If your windows offer a beautiful view be sure the main path through the room leads them to it.

7) Make your bed. Beds look best with layers: a blanket, sheets turned over, comforter, and decorative pillows. Change your beautiful bedspread which you like so much to one that is a solid light color that will appeal to the most buyers. Throw pillows are the only thing that should have a lot of color. They add a little pizzazz to the room without overpowering it.

8) Draw attention to your bed. If you don't have a headboard, get one. Thrift shops are a great place to find one cheap. You can paint it to make it look new. Add a large conservative picture above it or a montage of smaller pictures. Just be sure most buyers will not object to it.

9) Dress your windows properly. They should have a nice set of curtains. For the master bedroom, choose a set with a luxurious feel. They should make the buyers feel they are entering a bedroom retreat. If you have vertical blinds, remove them. They are out of date and do not show well. To let it as much light as possible, choose light colored curtains and hang them so that, when they are open, the inner hem just covers the door jam.

10)  Organize your closet. Pack up at least half of what is in your closets, too. Organize what is left. Use plastic storage boxes or wicker baskets. Use plastic or wooden matching hangers. Leave nothing on the floor. To make your closet appear larger, paint its interior white.

11) Use accessories to make your house seem warm and comfortable, a place where your buyers can envision themselves living the kind of life they'd like. A throw blanket gently laid at the foot of the bed with a book on it or a breakfast tray with a cup of coffee on it give your buyers a pleasing idea of what it would be like to live there. In a guest room, place a set of towels or other guest necessities in a basket and set it on the bed. Make your buyer want to stay the night. Flowers, indoor plants and bowls of fresh fruit make a any room seem inviting.
