Secrets to a Successful Short Sale

When you are facing the loss of your family home, there is much at stake. The decision to choose a short sale over a possible foreclosure is a wise, but understandably emotional choice.

A Cape Coral short sale can salvage your credit and give you a lot more advantages that you won't receive if you simply vacate your home and allow it to go into foreclosure.

Ten years ago, no one worried about short sales. Especially not with Cape Coral Florida properties. Understandably, no one was very well educated on the subject. Over the past several years the option has become more common, yet the banks weren't necessarily keen on the idea and some were more resistant than others. Since the burst of the housing bubble, there have been countless adjustments, changes, and laws that have affected the short sale process.

Why am I telling you this? Because if you don't have a real estate agent who is a short sale specialist in your corner, you are likely to drag out this painful process much longer than necessary.

My Cape Coral short sales are successful...period. Whether you are on the buying end or the selling end, I will make the short sale of your Cape Coral property a seamless process.

If executed properly, with all of the proper paperwork in place, the short sale process can go something like this:

Ideal Short Sale Process Example

•·         Listing of the short sale / proper promotion / offers received (days to weeks)

•·         Earnest money deposit collected (proof of serious buyers right from the start)

•·         Seller and Buyer enter into a contract / offer submitted to bank (end of week 1)

•·         Entire short sale package required by bank is completed and delivered immediately

•·         Bank acknowledges receipt of completed files (end of week 2)

•·         Bank orders BPO (end of week 3/4)

•·         Second negotiations (end of week 5/6)

•·         File to investors for final review (end of week 6/7)

•·         Sent for final approval (end of week 7/8)

•·         Short Sale approval letter received (end of week 8/9)

( May vary depending on the bank. )

That's the ideal short sale process. Ninety days from start to finish from the buyer's end. A few weeks more for the seller due to the listing and short sale approval process. Think things can't go this smoothly? They do for us.
